David has over 25 years of commercial and residential real estate investment experience and 6 years of tenure with Sundance Bay. Prior to working in real estate full-time, David was a CPA with Arthur Andersen & Co and Moss Adams in San Diego and Orange County, California for a total of 10 years. In 1994, David and his family moved to Utah to actively pursue working in real estate. From 1994 to 2000, David was a partner with Stan Ricks in a residential development business, building and selling about 300 townhomes and condominiums per year. David was principally responsible for all business and financial matters. From 2000 to 2004 David was the CFO of a technology startup company that was very successful and sold in 2004 to a larger company in the space. David then invested in and became the managing partner of 3 large Class A assisted living facilities in Arizona and Las Vegas (2004 to 2013). Upon the sale of the assisted living facilities, the collective investor money became part of the initial funding for Sundance Bay, led by Stan Ricks and Ryan Baughman. From 2013 to 2019, David assisted Sundance Debt Partners on a project-by-project basis until taking a full-time position in 2019. Primarily, from 2013 to 2019, David’s principal business activity was operating a distressed townhome and condominium project struggling from the 2008 recession followed by operating a distressed 1 million square foot office park. During David’s career experience, particularly in the assisted living business, he was personally responsible for originating and borrowing over $100MM in acquisition and permanent financing, heavily involved in distressed residential and commercial workouts, and managed all related legal matters on behalf of the various owners of the distressed projects.
