Halsey Flats The Full Package

Halsey Flats (formerly Mallgate of St. Matthews Apartments) is located in St. Matthews, a submarket of Louisville, KY. Filled with restaurants and nearly every chain store imaginable, St. Matthews is Louisville’s largest shopping district.

Halsey Flats is a 540-unit community purchased in 2018 by Salt Lake City-based Sundance Bay. Sundance Bay saw the opportunity to fully reposition the asset in this coveted submarket.

Adivo Construction was contracted to complete a variety of renovations including unit interiors, installation of energy efficient windows and patio doors, cement board siding, repair and replacement of roofs, exterior repaint, upgrade of exterior lighting, asphalt overlay, as well as renovate the clubhouse, leasing office and fitness center.

Common areas where residents can congregate is high on the list of what tenants look for. By creating amenities such as pergolas, an outdoor kitchen, and retrofitting the second floor of the clubhouse from unused space into a beautiful lounge area complete with kitchen and bar area has been able to compete strongly in the St. Matthews market.

The Halsey Flats project exemplifies the importance of delivering the full package to current and future tenants – a combination of remodeled unit interiors, exteriors and most importantly – amenities.
